FAQ: Guest house Tokyo, Tokyo apartment for your reasonable and comfortable stay in Tokyo

 

Q: Is a guarantor required?
A: You don’t need a guarantor.

Q: Is a deposit required?
A: Yes. The deposit is 20,000 yen. It’s fully refundable after your vacating the apartment as long as the room and the rented furniture are not damaged.

Q: Is an Internet connection available?
A: It’s not ready when you move in. Please contact an Internet service provider on your own.

Q: Is a caretaker stationed at the building?
A: No.

Q: How do I pay my monthly rents?
A: Please transfer cash by the 27th of every month for the next month.

Q: What kind of
 additional documents do I need?
A: Please bring your passport when you come our office to make a contract.

Q: How long is a each contract term?
A: The contract term is 1 year long.

Q: What is the procedure to cancel the contract?
A: A one-month notice is necessary at least. And You are to front the rent for a month after the notice even if you leave earlier. We require at least 30days notice and rent for this period must be paid regardless of whether you move out before the end of the 30days period.


Q: Do you accept a corporate contract?
A: Yes.

Q: How do I reserve a room?
A: Please fill out and send the application form on our website. We will get back to you after reviewing the form. After applying, please sign a contract basically within 3 weeks
To reserve a room online, you have to deposit 20,000 yen (per person) by bank transfer. Please wait for our reply e-mail for further payment information. Your reservation will not be completed until we receive your deposit.

Q: How do you refund the deposit

A: We will check the vacated room before sending the deposit back.
Please make sure to keep your deposit receipt by then because the deposit might not be refundable in some cases without the receipt.
If cleaning and/or equipment conditions are inappropriate, a reasonable cost will be deducted from the deposit.

Your deposit will be refunded after all keys are returned and the room was checked. The refund basically goes to the person who originally paid it. It’s available either at our office or by cash transfer. Please let us know the bank account information if you prefer cash transfer. A bank-transferring fee will be deducted from the amount.

Q: Do I get the deposit back when I cancel my reservation?
A: The deposit is not refundable even if you cancel the reservation.
If canceled after paying both the deposit and the first month rent, only the rent is refundable based on the lease contract.

Q: What kind of furniture and equipment are available?
A: We have TV(and VCR deck), fridge, washer, air conditioner and bedding (mattress, futon and sheets)in the room in Tokyo.

Q: Can I let my family and friends stay at the apartment?
A: Only the lessee is allowed to stay.

Q: How do you calculate the fee upon moving in?
A: In case that the monthly rent is 100,000 yen;
If you move in on the 1st day of the month, the initial payment is the total of the deposit, cleaning fee and the rent for the month, which is 150,000 yen.
If you move in sometime after the 1st, the initial payment is the total of the deposit, cleaning fee the daily rate rent for the month, and a full-month rent for the month to come. For instance, if you move on the 15th, the total payment is 200,000 yen. The details are 50,000 yen for the first 15 days, 100,000yen for the next month, and another 50,000 yen as a deposit and cleaning fee.

Q: How about a telephone?
A: I’m afraid but telephone line is not set up when you move in.

Q: Could I take a look at the room?
A: Any apartment is available to take a look as long as it’s vacant.
We could meet you either at our office or at the building entrance.

Q: I am not staying long. How long is the minimum rental term?
A: It’s one year basically.
And the minimum term is 1 to 3month at some premises.
